1991年1月1日，陈启宗先生接任董事长一职，预见内地经济高速增长将带来发展的黄金机会，遂开展内地拓展策略，并集中在〝人口庞大城市的最佳地段〞发展商业地产项目，于1992年率先进军上海。另一方面，在香港市场，公司亦看准时机，于1990年代补充土地储备，并购入投资物业，从而重整香港的物业组合，为日后的扩展巩固实力。

凭借多年在港发展及管理物业的经验和成就，恒隆地产在上海打造了两项地标式物业，分别是上海恒隆广场和上海港汇恒隆广场。这两项物业所产生的税收为上海以至全国的商业物业之冠，成就无出其右。此外，上海恒隆广场汇集世界顶尖时尚产品与高级消费品牌，在内地已是家喻户晓的品牌。
