61 Establish, update, and maintain the asset register for all electrical, air conditioning, and engineering equipment, ensuring accuracy and completeness.
61 Manage assets tool,technical files, manuals, drawings, and maintenance records for all equipment.
61 Lead and manage site CMMS tool/database on job-scheduling and task-assignment, guide and assist to ensure technician team to execute and deliver service in optimum scheduling
61 Communicate with CMMS team to master its function and application.
61 Support operation team and general service team to improve performance.
61 Record and track the PM plan and trouble-shooting request.
61 Create the weekly/monthly/quarterly report of maintenance, repair work order .
61 Establish, update, maintain and regular review maintenance procedure.
61 The reporting are to be set up as per CMMS function and the agreed list with client .
o Preventative Maintenance Tasks issued/closed/outstanding per month
o Reactive Maintenance Tasks issued/closed/outstanding per month
o Trend of Tasks Analysis
o Asset Register Update and Tracking
o History Reports of All Asset and Tasks
